What is Stongates?
Stonegates is a luxury retirement condominium of cottages and apartments, centrally located in Greenville, Delaware. It offers a continuum of care to the residents from independent living through skilled nursing.

What is my choice of residence units?
There are two and three bedroom cottages - most with garages and sunrooms. Studio, one bedroom, one bedroom with den and two bedroom/two bath apartments are available in the Manor House and Westfield House.

Can I afford Stongates?
Prices of apartments and cottages range from $99,500 to 478,000. Monthly fees range from $2,250 to $3,875 for single, and $3,845 to $4,915 for double occupancy.

What are the financial arrangements?
Stongates is a condominium purchase. You hold a deed to your cottage or apartment and pay the New Castle County property tax. Stonegates will buy your unit back if you leave or go into Health Center on a permanent basis.

Will any of my investment be retained?
At least 42% of your investment is guaranteed to be retained! Cottages and apartments depreciate 10% the first year and 6% a year thereafter for eight more years. Thus, the maximum depreciation is 58%.

What is the health care plan?
Stonegates has a skilled nursing unit, licensed certified by Medicare and is available for all residents when needed, for short term and long term placement. It is the only community in Delaware to offer primary nursing care (a higher professional staffing ratio). The residence agreement provides for 60 days in the Health Center at no additional charge, followed by a 10% discount.

Is there an Assisted Living unit ?
Stonegates offers a unique opportunity for residents to remain in their homes while receiving an "enhanced service" package. There are no additional moves involved.

Can I arrange transportation?
An evening bus driver picks up the cottage residents for dinner reservations. A chauffeur provides transportation for residents to outside appointments for a small fee. Our Stonegates bus is available at no cost for scheduled social activities.

What about housekeeping?
Our monthly service fee includes weekly housekeeping services and linen laundry service. Cottages are equipped for laundry appliances and there are six laundry rooms in the Westfield House and Manor House for residents' personal use, at no additional cost. Extra help with laundry can be provided to those who request it.

What are the meal plans?
A choice of lunch or dinner daily is included in the monthly service fee. An additional meal per day can be charged, and guests are welcome. Under an optional meal plan, residents can choose to eat in the dining room for only thirteen meals per month. Lunch is served from 12:00 to 1:30 and dinner from 6:00 to 7:30, by reservation.
